There are a few steps involved to obtain a reverse mortgage and here you will find the process outlined for you.
STEP 1. Education and Research
Contact us for more information about reverse mortgages and specific loan programs 888-473-8684. We also recommend that you research other organizations to get as much information as possible as well consulting with your financial advisor and family members. Organizations that we recommend are:
- National Reverse Mortgage Lenders Association which American Pacific Reverse Mortgage Group is an associate member. http://www.reversemortgage.org. This site provides an excellent overview of reverse mortgages and can answer many questions.
- US Department of Housing and Urban Development (HUD) - http://www.hud.gov/buying/rvrsmort.cfm. HUD is a good resource for educational materials.
STEP 2. Your Application
Once you have a done your research and have determined that a Reverse Mortgage is right for you, one of our knowledgeable Reverse Mortgage Specialists will guide you through the application package. This can be done in person or over the phone.
STEP 3. Counseling
You must receive counseling from a HUD-approved agency, which is done by phone and usually lasts about 45 minutes. We have a list of HUD approved agencies for you to contact. It usually takes a couple of days to schedule the appointment, and you should receive a counseling certificate within a couple days of completion. The cost of the counseling session is between $75.00 and $125.00 which is usually collected by the agency by credit card. In some cases, it can be collected at closing from the Reverse Mortgage Proceeds.
STEP 4. Appraisal and Escrow
Once we have received your Signed Counseling Certificate and application, we will coordinate for an appraiser to go to your home. The appraiser will inspect and determine the value of your home. We will also open escrow, pull a title report, order a FHA case number, and pull a credit report and you leave all of this to us. This usually takes 1-2 weeks to receive the appraisal and other reports.
STEP 5. Underwriting
Once you have completed the HUD Counseling, and we have received all the necessary inspections, we will submit your loan to the appropriate lender. The lender will then let us know if we need any additional items to approve your loan. This generally takes about 1-2 weeks depending on the items needed.
STEP 6. Final Loan Documents and Funding
Once your loan has been fully approved, we will set up an accommodation signing to take place at your home or at the title company, whichever is most convenient for you. The Loan Signing usually takes about 1 hour. We will then send the final loan documents to the lender, and you can expect your Reverse Mortgage to fund after 3 business days.
